+ WHAT IS THE ROLE OF AN OWNER REP/PROJECT DELIVERY CONSULTANT?
An Owner Representative is hired by the Owner or Tenant to represent the client during capital improvement projects or corporate relocations. The Owner Representative’s role is to protect the owner’s interests, provide expert guidance, and execute project needs.
+ WHY ENGAGE AN OWNER’S REPRESENTATIVE?
Outside of our great smiles and pleasant demeanors, we are typically engaged by clients for one of three reasons: constrained resources, insufficient internal experience or expertise, or increased protection of the owner’s interests.
Additionally, regardless of the level of resources within a company, an Owner’s Representative always provides expertise and dedicated protection of the owner’s/tenant’s interests. As Owner’s Representatives, we are beholden only to the owner and can function in a fiduciary capacity, where our sole concern and responsibility is the owner’s/tenant’s best interest.
+ OUR LANDLORD OR DEVELOPER OFFERS PROJECT DELIVERY SERVICES FOR FREE OR AT A VERY COMPETITIVE COST. WHY SHOULD I ENGAGE SOMEONE ELSE?
Perhaps the greatest peace of mind we can offer our clients is the knowledge that we are solely and singly dedicated to protecting their interests and executing their needs. Some landlords and/or developers have on-staff resources who can provide tenants/customers with project management or project delivery services. However, at the end of the day a person providing project management assistance under the landlord or developer has a contractual responsibility to protect their employer’s interest. Project management or Owner Representative services in that arrangement present a fundamental conflict of interest. In contrast, FDG provides clients with expert representation dedicated solely to protecting your interests.
+ AT WHAT PHASE SHOULD YOU GET US INVOLVED?
We suggest the very beginning.
Although we are happy to be involved in any phase of a project, we are able to produce the best results on projects where we are involved early on in the conceptualization and planning processes. By being a part of those efforts, FDG can add great value in assembling the optimal teams, structuring client focused contracts, and ensuring critical items are considered ahead of time before they can lead to problems. We are in business to make our clients happy, and can tailor fit our services to best suit your needs.
+ HOW INVOLVED WOULD WE BE IN THE PROJECT? HOW INVOLVED DOES THE OWNER HAVE TO BE?
Our level of involvement is entirely up to you.
We are able to handle projects entirely, only involving the Owner when critical decisions need to be made or when pertinent updates are available.
Or we can be involved in a limited capacity, for example providing limited on-site observation and quality control, or being available on-call for our client when additional expertise or assistance in reviewing an issue is needed. Again, our services can be tailor-fit to you, your project and your desired level of involvement.
+WHAT ARE TYPICAL FEES FOR OWNER REPS OR PROJECT CONTROL SERVICES?
Fees are dependent on the duration and intensity of our involvement, and have ranged on projects from 2% to 6% of work managed, or $1 to $3.50/sqft, depending on the size of the project, the phase at which our involvement begins and types of service we are to provide. For smaller projects, we are also able to structure our fees on an hourly rate or monthly retainer basis.
One misconception potential clients may have is that engagement of an Owner’s Representative or Project Delivery consultant will add undue costs to the project. Without exception, FDG brings improved communication, client-focused contracts, reduced claims and change order requests, and schedule control that can result in immeasurable savings to the client. In addition, FDG is very often able to generate cost savings on projects - through value engineering efforts, negotiation, or thorough documentation and record keeping – that can offset a significant portion if not all of the Owner Representative fees.
